How this is calculated

Payments. A Canadian fixed-rate mortgage is compounded semi-annually, so the effective rate for each payment period is i = (1 + annual rate ÷ 2)2/f − 1, where f is the number of payments per year (12, 26, or 52). The payment is P = L × i ÷ (1 − (1 + i)−n), where L is the mortgage amount and n is the total number of payments. At 0% interest the payment is simply L ÷ n.

Land transfer tax. The tax is tiered: 1.0% above the last bracket. Each bracket applies only to the portion of the price inside it.

What this estimate leaves out

  • Mortgage default insurance, which applies when the down payment is under 20% (see the CMHC calculator).
  • Property taxes, heating, condo fees, and home insurance, which lenders count toward your GDS and TDS ratios.
  • Legal fees, title insurance, appraisal, and adjustments — see closing costs.
  • Lender-specific fees, rate changes on a variable mortgage, and any prepayment penalty.
